House shopping!

Last weekend, Ter and I made our long overdue house viewing at Armanee, Damansara Damai.. We are total noobs at it that's for sure because after viewing our first place.. we liked it.. like seriously we LIKE it very much!

That's the whole view of Block B of which we had a look at and really REALLY like!

That's the whole swimming pool area and all.. the lanscaping was breathtaking!

Well we are both still weighing the pros and cons..

PROS..

~Its a duplex, meaning 2 floor condo.. yes interesting because its more or less like a link house but condo.. haha..

~The unit we saw is a corner unit which has a humongous balcony which both of us really like.. already picturing all the barbeques we can have..

~The balcony outlooks a very scenic view of the mountain.. and if you look directly down.. you see the forest reserve and the canopies are again breathtaking!

~The whole place is really nice! Landscaping, pool, facilities, the club house and etc..

~Area outside of the condo.. there's Shell.. Mackers.. and a whole lot of shops..

CONS..

~Its fringgin far away.. if you guys are wondering where is it.. its after the One Utama, after the Curve, after the Kepong toll, after Sri Damansara.. yes there.. I can say about 10 mins from the Curve.. but its link with MRR2 which can't be depended on, Penchala link the shortest but most expensive toll and sungai buloh highway or something..

~Considering that I will still be working in Desa, its friggin far! Money and petrol expenses will definitely increase..

~The Duplex is about RM370k.. trying to get it at RM360k for a corner big balcony lot.. We can afford this I think, that is, both our earnings put together of course..

~Its a leasehold.. have to maintenance fee of RM350 per month which comes up to RM4,200 annually..

~We found out that there are some quality problems with Bloack A & Block C, some water seepage through the walls.. asked the sales guy he said that its because the property was once abandoned before.. Also, the contractors for Bloack A & C (Phase 1) were not very good.. hence Block B (Phase 2) were totally differenct contractors..

Factors of which am not sure its a PRO/CON but I guess can let it slip kinda factor..

~The demographics outside the condo area is mainly Malays..

~The traffic around that area is fairly ok according to some of my friends.. jammed up at the school area..

HELP!! HOUSE DILEMMA!!

Should we get it, if we can get it at RM360K? Should we not? Condo? Link House? Somewhere else you think?

If we were to think so much.. we will never ever decide because ultimately there will be something that we are not too happy about.. but then again.. its a friggin house we are talking about that goes by the hundreds of thousands not dollars.. and in my whole lifetime I am only able to afford one house.. dunno what to do..

Let me know your thoughts.. in dilemma.. sulk..

RM390k for a leasehold condo?? n RM350 for monthly maintenance? gheez.. dont buy it. too expensivela dear.. might as well buy a link hse. But if it's for your investment, then probably u can think bout it.

the agent said that Armanee is not for investment but more for long term!! so i guess i shouldn't think about it.. *sulk*
